Earliest Recorded Land Transfer

The earliest record of the property now known as the Old Buck Farm in north Wethersfield, shows the conveyance of five acres along with large house, barns and orchards from Daniel Ross to John Gillette. A transcription from the original record follows:

FROM: Daniel Ross TO: John Gillett, Wethersfield Land Records, Vol. , p. . Entered September 30, 1727
Know all men by these presents that I, Daniel Ross, of Coventry in ye County of Windham in the Colony of Connecticut in New England, for and in consideration of the sum of five hundred and ninety pounds current money to me in hand well and truly paid or served in the law to be paid by John Gillett of Wethersfield in ye county of Hartford & said Colony the receipt whereof I do by these presents acknowledge and myself therewith fully satisfied & paid have given, granted, bargained, sold over & confirmed, and do by these presents, fully, freely & absolutely [do] give, grant, bargain, sell, enfeoff, set over & confirm unto ye said John Gillett & to his heirs and assigns forever, one certain piece land or tenement in the township of Wethersfield, with mansion house & barn & orchard standing thereon, the said piece of land contains five acres of ye same more or less as it is [sited] & bounded east and south on highways, north on land of Hezekiah May, west on land of Mr. John Curlich: To have & to hold all ye said piece of land or tenement house, barn & orchard, with all the profits, privileges & appurtenances thereof, to him ye said John Gillett & to his heirs and assigns forever, free & clear & freely & clearly acquitted & discharged of & from all other gifts, grants, bargains, sales, dowries, mortgages, executions, titles or encumbrances whatsoever, and further more I, ye said Daniel Ross for me, my heirs,

The highways stated in the deed are now termed Hartford Avenue, on the east, and Jordan Lane, on the south.


The property was conveyed to James Mitchell February 10, 1736

FROM: John Gillett TO: James Mitchell

Know all Men by these presents that I John Gillett of Wethersfield in Hartford County & Colony of Connecticut in New England on Consideration of ye Sum of Eight Hundred pounds current Money of New England to me in Hand paid by James Mitchell of the Sd Wethersfield ye _____ whereof I do hereby acknowledge have Given Granted Bargained and Sold & Do by these presents fully justly & absolutely Grant Bargain Sell Convey & Confirm unto ye Said James Mitchell and unto his Heirs & Assigns forever a Certain Grant or parcel of land situated in Sd Wethersfield containing eleven acres more or less with ye Building and Orchard thereon standing / Bounded South by an Highway North partly by Land of Sd James Mitchell & partly by land of Mr George Kilborn, West by Land of Gideon Deming and East partly by an Highway, partly by Land of Sd James Mitchell & partly by land of Mr. George Kilborn: To have & to hold ye Sd Land, Buildings & Orchard thereon standing, with all ye profits privileges and appurtenances thereto belonging or any ways appertaining unto him ye Sd James Mitchell & unto his Heirs & assigns forever, and I ye Sd Jn Gillett do hereby covenant & agree to & with ye Sd James Mitchell his Heirs and assigns & before ye ensealing hereof I am ye only owner of Sd Land and premises and have good right to convey & I am as aforsd & ye Sd James Mitchell his Heirs & assigns shall or may by virtue hereof forthwith enter upon & forever hereafter lawfully & peaceably possess and improve ye …..

Josiah Buck purchased the farm from James Mitchell, February 10,1739:

Wethersfield Land Records, Vol. 9, p. 423. Entered October 30, 1761

Know all men by these presents that I, James Mitchell, of Wethersfield in the County of Hartford & Colony of Connecticut in New England, for and in consideration of the sum of eleven hundred pounds current Money to me in hand paid by Josiah Buck of Wethersfield aforesaid, the receipt whereof I do hereby acknowledge and myself therewith fully satisfied have given, granted, bargained, sold, aliened, enfeoffed, conveyed and confirmed, and do by these presents, freely, fully, and absolutely give grant, bargain, sell, alien, enfeoff, convey and confirm unto him, ye said Josiah Buck, his heirs and assigns forever, one certain house, barn &c, with ye land thereto adjoining, lying and being situate in Wethersfield aforesaid; & bounded west on land belonging to Gideon Demmon of said Wethersfield; east, part on a highway or country road [that] leads to Hartford and part on land belonging to George Kilbourn of said Wethersfield; north on land belonging to ye aforesaid Kilbourn; south on a highway; containing by estimation sixteen acres more or less together with all the privileges, profits, benefits and appurtenances thereto belonging or in any way appertaining, to him, the said Josiah Buck, his heirs and assigns forever, free and clear and clearly acquitted and discharged from all former gifts, grants, bargains, sales, joyetures, dowries, encumbrances and encumbrances of title whatsoever, and I, the said James Mitchell, for my self, my hers, [hereby] promise to and agree with the said Josiah Buck, his heirs etc., that at and before the ensealing and delivery of these presents, I am the true and sole owner of ye aforesaid house, barn, land and premises as before described, and have in my self good lawful right and authority to convey the same as aforesaid, and that I, the said James Mitchell, my heirs etc., to him, ye said Josiah Buck, his heirs, etc., in the quiet, lawful and peaceable possession and improvement of the above granted premises, from ye lawful claims and demands of any person or persons whatsoever, will forever warrant and defend.

In witness whereof I have hereunto set my hand and seal in Wethersfield aforesaid, this fourteenth day of March in ye twelfth year of his Majesty’s reign, George the Second of Great Britain, the King. A.D: 1738-9
